The Keswick Revision

With Mayor Sheila Dixon's March 15, 2009 deadline for plan revision looming, Keswick Multi-Care in late February made its revised plans for the would-be continuing-care facility available to the Roland Park Civic League. These are reproduced below; a brief analysis follows.

Keswick CEO Libby Bowerman's Feb. 16 transmittal letter, which accompanied the revised development plans.

The Keswick Multi-Care Center in February 2009 released revised plans for its proposed development of the lower 17 acres of Baltimore Country Club's tract in Roland Park. The plan calls for a reduction in the total area of developed square footage from 605,874 to 507,861, a shrinking of 16.17 percent. This said, a glance at the renderings above shows that the general design of the facility is unchanged.

The area reduction is achieved by eliminating four independent-living buildings once slated for the south side of the lot (along Hillside Road). Though it is hard to tell with certainty from the plans, some of this loss seems to be recouped by somewhat enlarging the principal building, which under the revised plan extends further southward than in the original version. There appear to be no other substantive changes visible. (To be sure, the underground parking garage is reduced under the new plan, but this obviously cannot be seen in the plans.)
